Our Services
Dick's Property Management Service provides a comprehensive range of services to help keep your
facility safe, in good repair, and running smoothly. Our clients have found that maintaining a large
residential facility is beyond their capabilities or is too time consuming to be done by volunteer individuals
on alumni boards and undergraduate chapter members.
Hiring DPMS to perform most of the property maintenance allows the undergraduates more time to do what they came to Purdue to do... study and obtain a higher education and at the same time enjoy the benefits of Greek life and the other activities provided by the university.
Working with our management team, the undergraduates can continue to assist with the daily items that are necessary to maintaining a clean and well maintained chapter house. In the process, the undergraduates learn more about short-term and long-term maintenance skills and budgeting.
In order to understand and be kept current with the progress of maintenance items, the ongoing condition of the facility and to discuss future maintenance goals, we regularly attend alumni board meetings to get feedback from the undergraduate chapter as well as get direction from the alumni board.
Our services fall into the following categories:
Maintenance of the Physical Property
- Inspecting and documenting any current and deferred maintenance items regarding the facility and its property
- Helping to develop long-term and short-term maintenance priority lists and budgets
- Self-performing small routine maintenance items and or scheduling and coordinating more complex work by
qualified and certified contractors and vendors. Overseeing work by contractors and vendors and validating all
invoices prior to submitting to your accountant for payment
- Performing regular walk-through inspections of the property and providing written reports to the undergraduates and alumni board. The inspection reports will list maintenance items that can be completed by the active chapter as well as items to be addressed by DMPS and outside contractors and vendors.
Safety and Fire Code Compliance
- Performing regular fire and life safety code compliance inspections in order to help ensure a safe
living environment and to help control legal liabilities
- Scheduling required inspections by governmental agencies such as Fire/Security and Life Safety, Health
and Safety departments, and all requirements of the State of Indiana, Tippecanoe County, University and
Insurance loss Prevention agencies to help ensure that the facility is code compliant at all times
- Suggesting and performing property improvement projects that may reduce your insurance costs
- Providing walk-through inspections during the summer vacation as well as University scheduled breaks to help ensure the facility remains safe and secure and that all mechanical equipment is in proper running conditions, especially during the winter months.
Effective House Administration
- Working with the alumni board and the undergraduate chapter to develop written house policies. Providing
suggestions and procedures that can assure a safe and secure environment
- Offering suggestions for increasing house occupancy rates based on what has worked in other Greek housing
units
- Providing suggestions for vacation period house closing policies, damage deposit policies, and key and lock deposit accounting
- The services provided by DPMS will provide the alumni board more of its valued volunteer time to focus on advising and mentoring the undergraduates. And the undergraduates will have more time to do what they came to Purdue to do... study, obtain a degree and enjoy their time at the university.
