How We Work

Dick's Property Management ServiceBefore DPMS signs a management agreement with your organization, we think it's important for us to get to know you and your property and important for you to get to know us and our services.

As a first step, we perform a Property Condition Assessment. The Assessment includes an extensive inspection of the property by DPMS and other contractors. During the inspection, observations are noted regarding the general and specific conditions of the property, maintenance problems and concerns, and visible defects.

We then prepare a written report as a result of the PCA and submit the report consisting of an executive summary, comments for each system surveyed, and photographic documentation, and corrective / maintenance work that is needed.

The Property Condition Assessment report helps provide the information you need for short-term and long-term facility maintenance planning. The cost for the PCA is dependent upon the age, condition, and size of the structure and property. Our standard practice is to conduct the PCA on a time and material basis and will discuss the estimated cost with you prior to starting the inspection.

Following the Property Condition Assessment, we will meet with your alumni board to review the report. At this meeting you can get to know the DPMS team and become familiar with our range of services, including the cost of our management services.

If we both agree that our services would be beneficial, we'll discuss in more depth how to proceed and sign a property management agreement with the alumni board.
